Builders in Broadbridge Heath

Where we are based. No conservation area, permitted development rights intact, and a yard five minutes from your door.

Our address is Cook Way, Broadbridge Heath. This is not an area we cover so much as the place we work from.

Nothing is designated here

Broadbridge Heath contains none of Horsham District’s 39 conservation areas, has no Article 4 direction affecting houses, and sits outside both the South Downs National Park and the High Weald National Landscape.

So the full national permitted development rights apply:

  • Single storey rear extension — 4 metres detached, 3 metres otherwise
  • The larger home extension scheme — 8 metres detached, 6 metres otherwise, by prior approval with a 21-day neighbour consultation
  • Loft conversions under Class B — 50 cubic metres detached or semi, 40 on a terrace
  • Side extensions up to half the width of the original house

Subject, as always, to what has already been built. The allowance is measured against the house as it stood on 1 July 1948, not as you bought it, and the 50% curtilage rule counts every shed, garage and previous extension.

What being local actually changes

Not the price of materials. What it changes is the things that go wrong.

A builder five minutes away can come back the same afternoon when something needs looking at, can be on site early when the concrete lorry is booked, and does not have to write off half a day to check one measurement. On a job that runs three months, that adds up to fewer gaps in the programme than the distance would suggest.

It also means we know what is under the ground around here. Much of the area sits on clay that shrinks and swells with moisture, so foundation depths near mature trees are a known quantity rather than a surprise at dig stage.

The estate layouts

A good deal of Broadbridge Heath is relatively recent development, which generally means regular plots and predictable construction. Two things to check early on estate housing:

Drainage. Estate drainage runs are not always where the deeds suggest, and a shared run crossing the plot needs a build over agreement with the water authority — a separate application on its own timescale. Much better found at drawing stage.

Covenants. Some newer developments carry restrictive covenants limiting what can be built, entirely separately from planning. Your deeds, not the council, are where that lives. It catches people who have correctly established that they do not need planning permission.
